Rental Pool
Humber River Estates offers property owners the option of becoming part of a rental pool. Upon completing a purchase contract, buyers are given the option of advertising their chalets to rental customers by filling out a supplementary rental pool contract. This is often a great way to gain income from your property with no hassle for you since Humber River Estates will look after all the details of promoting, renting and maintaining your property . Furthermore property owners who join the rental pool will be exempt from paying Canada's 13% HST (harmonized sales tax) that is charged on property's purchased for personal use.
The Deer Lake/ Humber Valley area is a popular spot for tourists during all four seasons. During the summer months (July and August) the occupancy levels in the Deer Lake area are more than 70% while June and September have occupancy levels around 40%. During the winter season (January, February, March and April) the occupancy levels are between 30% and 40%. The lowest occupancy levels are found in November and December when occupancy levels are around 10% while May and October have occupancy levels around 20%. This amounts to a conservative estimated occupancy level of 35% to 40% per year.
